ESG Policy

1. ESG Integration Approach

Kennis Wiser Capital Ltd (“Kennis Capital”) integrates environmental, social, and governance (“ESG”) considerations into its investment decision-making, asset management, and corporate operations. We believe that the responsible management of ESG factors is fundamental to creating sustainable, long-term value for our investors and the communities in which we operate. ESG analysis is incorporated at every stage of the investment lifecycle, from due diligence and acquisition through active management and eventual disposition.

2. Environmental

Kennis Capital is committed to reducing the environmental impact of its portfolio and operations. Our environmental strategy encompasses:

  • EPC upgrades: Systematic improvement of Energy Performance Certificate ratings across the portfolio, targeting a minimum EPC rating of C across all assets by 2030.
  • Carbon reduction: Measurement and reduction of Scope 1, 2, and material Scope 3 greenhouse gas emissions, with an ambition to achieve net zero carbon across the portfolio.
  • Solar and renewable energy: Installation of rooftop solar photovoltaic systems and procurement of renewable energy where feasible, reducing reliance on fossil fuels and lowering utility costs for tenants.
  • Green bonds and sustainable finance: Where appropriate, utilisation of green bond frameworks and sustainable finance instruments to fund environmental improvements, aligned with recognised green bond principles.

3. Social

We are committed to making a positive social impact through our investment activities and operations:

  • Affordable housing: Maintaining a commitment to the provision and preservation of affordable housing stock within the portfolio, ensuring that rents remain accessible and sustainable for tenants.
  • Community impact: Engaging with local communities and stakeholders to understand and respond to their needs, and contributing to the regeneration and improvement of the areas in which we invest.
  • Tenant wellbeing: Ensuring high standards of property maintenance, health and safety, and tenant engagement, with a focus on creating safe, comfortable, and well-managed living environments.

4. Governance

Sound governance underpins our approach to responsible investment:

  • Board oversight: The Board of Directors maintains oversight of ESG strategy and performance, with ESG matters reviewed at quarterly Board meetings.
  • Transparent reporting: We are committed to transparent and regular reporting on ESG performance to investors and other stakeholders, in line with recognised reporting frameworks.
  • Ethical conduct: All employees and contractors are expected to adhere to our Code of Conduct, which sets out standards of ethical behaviour, anti-corruption, and anti-bribery.

5. UN Sustainable Development Goals Alignment

Kennis Capital’s ESG strategy is aligned with the following United Nations Sustainable Development Goals:

  • Goal 7 — Affordable and Clean Energy: Through the installation of solar energy systems, procurement of renewable energy, and improvement of energy efficiency across the portfolio.
  • Goal 11 — Sustainable Cities and Communities: Through the provision of affordable, safe, and sustainable housing, and investment in the regeneration of communities.
  • Goal 13 — Climate Action: Through the measurement and reduction of carbon emissions, EPC improvements, and integration of climate risk into investment decisions.

6. ESG Reporting

Kennis Capital publishes an annual ESG Impact Report that provides investors and stakeholders with a comprehensive overview of our ESG performance, progress against targets, and the impact of our activities. The report is prepared in alignment with recognised reporting frameworks and is made available to investors through the investor portal.
