Affordable Homes For Life
Off-Balance Sheet Capital for Social Housing. An institutional leasing platform managing the full lease lifecycle between property owners and Registered Providers.
Overview
The Institutional Leasing Platform
Affordable Homes For Life (AHFL) is not just a housing concept — it is a full software platform for managing institutional lease relationships between property owners and Registered Providers (councils, housing associations, and local authorities). AHFL handles lease drafting, approval workflows, renewal management, and termination tracking across the entire portfolio.
The platform tracks rent collection, occupancy, and regulatory compliance at every level — from individual property through partner organisation to portfolio aggregate. Every lease is a structured, auditable record with full lifecycle visibility.
Platform Features
What AHFL Does
Institutional Lease Management
Full lease lifecycle from draft through approval, activation, renewal, and termination. Every lease stage is tracked, auditable, and linked to the underlying property and partner.
Partner Organisation Management
Manage relationships with councils, Registered Providers, and housing associations. Track partner performance, allocation agreements, and contractual obligations across the portfolio.
Compliance Management
Automated tracking and alerting for Gas Safety (CP12), Energy Performance Certificates, Fire Risk Assessments, and Electrical Installation Condition Reports. Compliance scoring per partner and per property.
Rent Collection & Arrears
Monthly rent roll generation, collection rate tracking, and arrears management. Full visibility from invoice to receipt, with escalation workflows for late payments.
Approval Workflows
Multi-step approval processes for new leases, renewals, amendments, and terminations. Role-based sign-off ensures governance at every decision point.
Partner Portal
Self-service access for Registered Providers and councils to view their properties, tenants, documents, and performance metrics. Reduces administrative overhead on both sides.
