Decarbonisation as a Return Driver
The built environment accounts for approximately 30% of UK carbon emissions. Regulatory pressure, tenant demand, and capital markets are all pricing carbon risk into asset valuations. We treat decarbonisation not as a compliance obligation but as a structured return driver: every tonne of carbon removed improves asset value, reduces financing costs, and generates tradeable credits.
Our approach integrates physical asset improvement with digital measurement and monetisation. The retrofit programme improves thermal performance. Solar PV generates clean energy. Sanufa and Klarbon capture the financial value of these improvements at portfolio scale.

As portfolio EPC ratings improve and carbon metrics are verified, we access green bond markets for refinancing at tighter spreads. The environmental improvement directly reduces cost of capital.
Net Zero Carbon Targets
Portfolio-wide net zero operational carbon by 2035. Embodied carbon measurement and reduction through retrofit material selection and supply chain engagement.
Platform Integration
Sanufa aggregates distributed energy assets into a virtual power plant. Klarbon measures, reports, and facilitates trading of carbon credits generated through the retrofit programme.
Platform-Enabled Decarbonisation
Sanufa — Virtual Power Plant
Sanufa aggregates distributed solar PV, battery storage, and smart heating systems across the portfolio into a single virtual power plant. This enables grid services revenue, demand-side response participation, and optimised self-consumption across thousands of homes.
Klarbon — Carbon Accounting
Klarbon provides portfolio-level carbon measurement, reporting, and credit generation. It tracks operational and embodied carbon, produces investor-grade ESG reports, and facilitates carbon credit trading on voluntary markets aligned with Verra standards.
Green Bond Refinancing
As portfolio-level EPC and carbon metrics improve, we pursue green bond issuance to refinance at lower spreads. The environmental improvement is independently verified, creating a direct link between sustainability performance and reduced cost of capital. This feedback loop incentivises continued investment in decarbonisation.
